Cet argent va directement dans les caisses des grands groupes immobiliers. Pourtant, le droit du bail interdit d\u00e9j\u00e0 ces loyers excessifs. Mais comme il n\u2019y a pratiquement aucun contr\u00f4le, la loi reste sans effet. C\u2019est l\u00e0 qu\u2019intervient l\u2019initiative sur les loyers\u2009: elle exige un contr\u00f4le r\u00e9gulier des loyers. Seuls les co\u00fbts r\u00e9els et un rendement raisonnable peuvent \u00eatre factur\u00e9s. Aujourd\u2019hui, les locataires paient en moyenne 32\u00a0% de trop. Cet argent manque \u00e0 la fin du mois et affaiblit le pouvoir d\u2019achat. Une nouvelle \u00e9tude montre que les propri\u00e9taires ont encaiss\u00e9 plus de 10 milliards de francs de loyers abusifs rien qu\u2019en 2023. La raison\u2009: ils savent qu\u2019ils peuvent gagner beaucoup d\u2019argent gr\u00e2ce \u00e0 des rendements abusifs.
